A self-storage facility is open to tenants around the clock but staffed, if at all, for a few hours a day. Climate-controlled buildings hold a specific promise: temperature and humidity held within range. When the HVAC system drifts or fails, nothing in the standard stack notices until a tenant opens a unit and finds mold, and by then the facility is answering a liability question with no record to answer it. Roof leaks and plumbing failures behave the same way, running for days in an aisle nobody walks.

Gate systems, smart locks, and cameras are already standard at most facilities, and they do their job well: they control who gets in and they record what happened. None of them were built to notice when they stop reporting, or when the connectivity that keeps the gate and the cameras online quietly drops.

Tenants and insurers increasingly expect a climate-control claim to be provable rather than simply made, and the acquisition and refinancing activity moving through a rapidly consolidating sector adds the same operational-diligence pressure multifamily and commercial portfolios already carry.

Where a facility has no monitoring for a given failure mode, principally climate control, leak detection, and common-area conditions, Envoy provides it. A sensor or system that goes silent surfaces as an operational event within minutes rather than at the next scheduled visit.

Coordinated response routes alerts to the management company or maintenance firm responsible for the facility, tracks resolution, and escalates when a response doesn’t happen within the expected window. Portfolio operational state is a single consultable view across every facility, which matters for third-party management companies running dozens or hundreds of properties across a wide territory.

The operational record produced automatically is what proves a climate-control claim actually held, continuously and before a dispute rather than assembled afterward under pressure, and it satisfies the same documentation lenders and insurers increasingly ask for elsewhere in the portfolio.

The platform operates above the monitoring and access-control infrastructure already in place. Unit-level monitoring services (StorageDefender’s Smart Units and Smart Zones among them), gate and access-control systems (PTI Security Systems, Janus International’s Noké platform, OpenTech Alliance, and similar), and camera systems all continue to do their job. Envoy is an infrastructure monitoring and coordination layer, not an alarm or access-control system: it does not replace unit-level monitoring, gate access, or smart locks where they are already installed, and where a facility’s building carries a fire or life-safety alarm system, Envoy can monitor that it tripped and log the event without being the alarming mechanism itself. It verifies that the monitoring and access-control layer is actually working and coordinates the environmental and infrastructure layer around it.
