Whatever monitoring is already at a property, Envoy connects to what it can reach and confirms it is still reporting. Where coverage stops partway, Envoy fills in. Where there is none, Envoy supplies it.
Envoy is not a life-safety system. Smoke and carbon monoxide detection needs its own certified equipment that alarms locally at the property. What Envoy adds is knowing those units are still reporting, so a detector that went offline shows up as something to fix rather than sitting there looking fine. Where they are connected, Envoy can also record that an alarm fired and alert the contact you assign.
The Problem
Why this is harder than it used to be.
Commercial and retail operators answer to two groups, and both have moved in the same direction. Tenants expect reliable operations and a straight answer when something breaks. Lenders want evidence the property is performing at the baseline underwriting assumed, and they ask for it in more detail than they used to.
Empty space makes both harder. A suite between tenants, a storefront waiting on a build-out, or a floor nobody walks after six is where a leak or a temperature change runs longest before anyone finds it, and where the least monitoring is in place.
The BMS controls infrastructure. The work order system handles tenant requests. The monitoring produces readings. None of them has the job of pulling building condition, tenant service, and lender reporting into one picture.
